The photos below show fences that meet or exceed the ACC guidelines.  They are between 6′ to 8′ tall with “board on board” slats that overlap.  They have a horizontal slat (minimum) running along the top face of the fence and are stained an earth color.

The photos below show fences that DO NOT meet the ACC guidelines.  They are not “Board on Board” fences.  The fences shown do not have a horizontal slat along the top face of the fence.  Fences need to be adequately maintained.

The photo below shows a fence that DOES NOT meet the ACC guidelines.  While it is well maintained and has a horizontal top slat, its vertical slats are not “Board on Board.”

If you are planning on repairing or replacing your wood fence, or if you have received a violation letter, the following information is provided to help clarify the requirements of the bylaws and the standards desired by the Architectural Control Committee.

  • All fencing shall be of wood material and present a solid, board on board facing.
  • Picket type fencing or fencing with staggered pickets is not permitted.
  • The fence must have a minimum height of 6′ tall and may not exceed 8′ tall.
  • If a fence is located along the top of a wall with an adjacent sidewalk, the fence may not exceed 6′ unless approved by the ACC.
  • The fence must have slats measuring between four and six inches which are installed vertically.  Horizontal or diagonal slats are not permitted.
  • The fence must have an even flat top with a minimum 4″ horizontal slat installed along the top face of the fence.
  • Fences may be left natural.  If a fence is stained, it should be a clear stain (per the bylaws) or an earth tone stain.  Bright colored stain or painting is not permitted.
  • If a fence is replaced, a City of Coppell permit is required.
  • If you are replacing a fence with a fence that is the same style and location as the existing fence, ACC approval IS NOT required.
  • If you are changing the style or height of a fence or changing its location, and ACC request IS required.

FAQ’s:

Question:  There is a wood fence in my backyard separating my yard from my neighbor.  Who’s responsibility is it to repair or replace if needed?
Answer:  Take a good look at the property survey that you received when you purchased your house.  In most cases in Coppell Greens, your neighbor’s property actually extends 8′ into your side yard.  You have a use easement to use and landscape your side yard up to the face of your neighbor’s house.  Because the fence is on his property, it is his responsibility  to repair or replace it.  On the other side of your house, the opposite would occur.  It would be your responsibility.  There are exceptions, however, so look at your survey.  You can also negotiate with your neighbor, too if they are willing to share the cost.

Question: How do I submit an ACC request?
Answer:  It is preferred that ACC requests be completed online on www.SpectrumAM.com.  If that is not possible, however, you may complete an ACC request form and submit it to Pati Reyes and e-mail it to her at: preyes@spectrumam.com or arc@spectrumam.com.

Question: My fence does not meet the standards but has been like that for years.  Do I need to replace a perfectly good fence?
Answer:  No, the ACC and Board want to make sure that when the existing non-compliant fence is replaced, that the new fence meet the standards.  Additionally, if a house is being sold, the non-compliant fence must be repaired or replaced and meet the standards prior to closure.
